State significant sites

Potential site: Warnervale Town Centre

Description: The Minister has agreed to consider the Warnervale Town Centre site as a potential State significant site for inclusion in Schedule 3 of the State Environmental Planning Policy (Major Projects) 2005. The rezoning of the site will assist in delivering the housing and employment targets as set out in the draft Central Coast Regional Strategy and Metropolitan Development Program by providing housing for 4000 to 5000 residents, and servicing over 40,000 people in the broader Warnervale area. Location: The Warnervale Town Centre site comprises an area of approximately 119 hectares on the Central Coast of NSW. It lies to the northwest of the Sparks and Hiawatha roads intersection, and straddles the north-south regional rail corridor

The Draft Infrastructure Plan provides a basis for contributions towards subregional infrastructure and biodiversity offsets to facilitate development of the Warnervale Town Centre, and should be read in conjunction with the draft SEPP.

Draft Development Control Plan

Biodiversity Certification Report

The Department of Planning is seeking for the Minister for Climate Change Environment and Water to confer biodiversity certification of the draft SEPP under section 126G of the NSW Threatened Species Conservation Act 1995. The Minister can biodiversity certify an environmental planning instrument if he is satisfied that it will lead to the overall improvement or maintenance of biodiversity values.
